On Monday, April 8, Americans across the country will get to experience a total solar eclipse—where the sun will disappear behind the moon and the sky will darken in the middle of the afternoon.

The last North American total solar eclipse occurred in 2017, and the next one won’t happen until 2044, so you might want to check this one out while you can.

What you see in the sky will depend on your location, and most of the country will get to see a partial eclipse, with the sun remaining somewhat visible. However, those in the “path of totality” will get the full experience where the moon will completely block out the sun.

In the U.S., totality begins in Texas at 1:27 p.m. CDT and will end in Maine at 3:35 p.m. EDT.

“It’s a life-changing experience to watch the sun go dark and feel night happen all of a sudden and hear the animals go silent,” Jason Rhodes, a NASA senior research scientist, mused to KTLA.

This upcoming solar eclipse is such a big deal, in fact, that many homes for sale have advertised how they’re the ideal spot to watch the action. Some listings even boast celestial observatories with high-tech telescopes.

Granted, homebuyers might not have time to close the deal on these properties before this eclipse is over, but if this event sparks an enduring love of stargazing, then these houses will no doubt be the perfect perch well into the future (and perhaps even a prime place to host the next big eclipse party of 2044).

And make no mistake, many homes here will be hosting eclipse parties, particularly if they have a rooftop where residents and guests can gather.

This listing for a three-bedroom, 3.5-bath townhouse—one of nine custom-designed by the architectural firm FAR +DANG—boasts a rooftop terrace where you can, as the listing suggests, “get all dressed up, celebrating the upcoming total eclipse.”
