A $10 million price drop on a mansion is substantial. But in the case of this luxe Southern California residence, it’s just the latest effort to coax a buyer off of the sidelines.

It’s also billionaire Steve Wynn‘s mission to finally sell his 11-bedroom, 13.5-bath estate in Beverly Hills, CA.

Wynn bought the 27,000-square-foot residence in 2015 for almost $48 million, then put it on the market in January 2021 for a $110 million. He then raised the stakes and upped the price to $115 million after the place was on the market for a month. But he didn’t stop there. In April 2021, he nudged the ask up to $125 million.

Since that peak, the price has been on a steady, downward trajectory and recently landed at $65 million.

The palatial property was built in 1994.

Supreme luxury and privacy go hand in hand at this striking estate in the well-regarded Benedict Canyon neighborhood. The residence is secure, gated, and set back at the end of a long driveway. Lovely, natural surroundings boast gorgeous plantings, verdant lawns, and high hedges.

Wynn added about 8,000 square feet to the existing structure when he bought it, resulting in a palatial property with a two-story entryway, an enormous living room, a dining area, home office, and a family room with its own bar. The primary bedroom has two walk-in closets and double baths. Other indoor amenities include an elevator, wine cellar, movie theater, home gym, and massage room.

There’s also a guesthouse with a full kitchen, along with bedrooms and a kitchen for the staff tasked with keeping this gigantic estate running smoothly.

The outdoor perks are akin to those at a fancy boutique hotel. There’s a lap pool, pool house, tennis court, tennis pavilion, an outdoor kitchen, and room to seat dozens for alfresco dining.

Over several decades, Wynn changed Las Vegas forever with the development of such high-end resorts and casinos as The Mirage, The Bellagio, and Wynn Las Vegas.

More recently, he served briefly as the finance chairman of the Republican National Committee. However, allegations of sexual misconduct prompted him to resign from the role after less than a year. These accusations, which he denied, didn’t sit well with Nevada’s gaming commission. The agency fined Wynn $10 million last year and banned him from the state’s gambling industry.
