A striking example of gracious, Greenwich Village living can be yours for $20 million.

The four-bedroom, six-bathroom, 4,038-square-foot townhouse at 21 W. 11th Street in New York was completed in 1834. Known as Scaturro House, the elegant space epitomizes classic Greek Revival Federal style.

Perched on Manhattan’s Gold Coast corridor, the 20-foot-wide, 103-foot-deep single residence has been fully renovated with modern design elements and amenities. Still, the home’s historic architectural details are well preserved.

Piece of the past

The building is owned by The New School, a private university, and is being sold to raise funds, according to the New York Times. It’s said to be part of a larger reported trend among smaller, liberal arts institutions struggling to balance their post-pandemic budgets.

The property last changed hands in 1984 for $990,000, according to Realtor.com®.

In listing the property, the school is relinquishing a legacy.

“The Scaturro House has served as a place for special events hosted by the university for students, faculty, staff, alumni, donors, visiting lecturers, and other special guests, as well as our neighbors,” says Nikki Field, of Sotheby’s International Realty. “Reflecting The New School’s rich history as an academic institution and convener of thought leaders, these special events have included receptions for student and faculty groups, gatherings of neighborhood associations and civic leaders, and scholarly and creative salons.”

The likes of poets W.H. Auden and Stanley Kunitz, author Philip Roth, and artist Mark Rothko are among those who have wandered the home’s storied halls, Field shares.

Designed for entertaining

It’s a great place to throw a party. The parlor floor’s double-door foyer entry welcomes guests into an expansive living room that faces south onto West 11th street. A wood-burning fireplace with original marble completes the cozy space.

A formal dining room overlooks a dramatic, two-story atrium that leads to a perennial garden. Beams of sunlight fill the home with an air of tranquility. The original staircase, with its mahogany balustrade, leads to private quarters on the third level.

“The house was designed for gracious entertaining today,” says Mara Flash Blum, of Sotheby’s International Realty. “Special touches include a high-speed dishwasher, ice refrigerator, large pantry, and China closet, which includes at least 30 individual salt and pepper shakers.”

Parties aside, the dwelling is fully appointed for living well. A modern staircase leads down from the first level to the chef’s kitchen on the garden level. French doors connect to a bilevel, stone-landscaped garden with outdoor dining, a lounge area, and grill.

Modern living

The space has been updated for contemporary and luxurious living.

The third level features the primary suite, with a private terrace that overlooks the garden.

The fourth level includes two bedrooms and a windowed bath. Meanwhile, the fifth level has a private guest suite, sitting area, an exercise space, a breakfast bar with a full fridge, and a full bath.

The home has been updated to include central air, high-speed internet, and radiant-heat flooring in the kitchen. Plus, there’s a rare feature for city living: access to private outdoor space.

“This is the perfect home for a family or couples who want an indoor-outdoor lifestyle,” says Flash Blum. “Really anyone who wants to live, work, and entertain at home.”
