What began as a simple hacienda with space for a few horses has become the most expensive home in Puerto Rico.
About an hour outside of the capital city of San Juan, the sumptuous spread known as Hacienda Illusion is now on the market for $48 million. For a sense of the luxury market on Puerto Rico, there are only a couple of dozen homes currently for sale priced at over $10 million.
“The original owner was a horse enthusiast. He decided he wanted to have a place to have his horses and his friends over,” says listing agent Gerald Kleis, with The Realty Group PR. “He started buying properties, and one thing led to another.”
The enormous 277-acre estate is located near Naguabo.
“It is in the east side of Puerto Rico, and you have views toward the west of the El Yunque National Rainforest, and then you also have views to Vieques and the Caribbean Sea to the east,” Kleis says.

The 8,800-square-foot home has seven bedrooms and seven bathrooms. It was completed in 2012 and offers custom features and high-end finishes.

“The house is spectacular. You see a lot of woodwork, marble, and high ceilings,” Kleis says. “It has the influence of a Spanish or California type of elegant ranch house.”
The main bedroom comes with large closets and a spa bath.

Horse stables and other equestrian facilities were in place prior to the home’s construction.
“There are 60 stables, an indoor training area, and a building for large activities,” Kleis explains.
A large conference room alongside the horse facilities was a place for the owner to host company meetings and social functions.
Grassy areas connect the stables and other horse buildings, and the rooftops also function as glorious terraces.
“It’s definitely a ‘wow’ property. It’s not common to see something like this, much less in Puerto Rico,” Kleis says. The perfect buyer “is a horse lover—or somebody who wants to be left alone and have peace and quiet.”
The property is set away from the island’s heavily populated areas, and a security gate ensures even more privacy.

Solar panels, a backup generator, and a water cistern are installed—they are typical features for high-end homes on the island.
There are also two smaller houses on the property, which Kleis says are perfect for caretakers.
Prospective buyers will need to provide proof of funds, according to Kleis. The property is not open to any looky-loos who want a peek at high-end living in the commonwealth.
“It’s a fun property to show, but it’s not for everyone,” says Kleis.
