Reality TV star\u00a0Kylie Jenner<\/strong>\u00a0and rapper\u00a0Travis Scott<\/strong> are still trying to part ways with their Beverly Hills, CA<\/a>, megamanse. And to entice a buyer, they have once again slashed the price.<\/p>\n

Originally listed for $21.9 million<\/a>\u00a0two years ago, the luxury estate is said to be the first property the celebrity couple purchased together, according to TMZ<\/a>.<\/p>\n

They have since continued to drop the price, to $19.9 million a year ago, but haven\u2019t had much luck attracting a buyer. So the pair pulled it off the market.<\/p>\n

Earlier this week, the seven-bedroom estate resurfaced again\u2014this time for $17,995,000. But even with that dramatic price slice, it\u2019s still a cool $4.5 million more than the $13,450,000 they paid for it in 2018.<\/p>\n

So, why hasn\u2019t it sold? Here\u2019s what some top luxury real estate experts had to say.<\/p>\n

Any offers?<\/h2>\n

\u201cThere are a few reasons why,\u201d says Cara Ameer, real estate agent with Coldwell Banker Vanguard Realty.
\n\u201cIt\u2019s a cool, sleek, turnkey house.\u201d<\/p>\n

And she points out that it\u2019s unclear whether offers have been made on the property already.<\/p>\n

\u201cThese are not have-to-sell sellers,\u201d she says of Jenner and Scott. \u201cSo maybe they just want to wait it out for the right price. Sometimes these things have to be massaged. They have three listing agents, so they could also be trying to expand their networks and go with two different brokerage firms.\u201d<\/p>\n

Priced right?<\/h2>\n

Rochelle Atlas Maize<\/strong>, executive director of luxury estates and an agent with Nourmand & Associates, believes the home\u2019s initial asking price was too high.<\/p>\n

\u201cWhen the property first came on the market at just under $22 million, it was priced too aggressively,\u201d Maize contends. \u201cSince then, it has been reduced multiple times. It\u2019s now stale. In my opinion, it is worth $16.5 to $17 million.\u201d<\/p>\n

She also notes that \u201cseparately, the property is over an acre, but most of the land is sloping and not flat. The buyer will likely be a young couple, a family, or someone in the entertainment business who desires complete privacy.\u201d<\/p>\n

Meanwhile, luxury real estate broker and founder of zipsmart.ai, Arvin Haddad, who talks about the property on his YouTube channel<\/a>, believes the couple overpaid for the property.<\/p>\n

\u201cThey bought it for $13.5 million and have done some work to it, but even $13.5 million was a high number for that property,\u201d he says. \u201cKylie tends to overpay for everything she buys, but she didn\u2019t get a good deal on the house.\u201d<\/p>\n

But Haddad admits there is a silver lining here.<\/p>\n

\u201cThe finishes, though, are exquisite,\u201d he acknowledges. \u201cI think if they were to bring the listing under $15 million, it would sell pretty quickly. I think it will probably go to a celebrity who wants privacy and is looking for a home with luxury finishes.\u201d<\/p>\n

But Haddad also suspects the property itself has some issues.<\/p>\n

\u201cIt has a really small backyard and no grass whatsoever,\u201d he observes. \u201cThere are stairs in the backyard that go right into the pool, so that poses a safety hazard for kids. Even though it is south facing, it is literally in the base of a canyon, so that makes the home darker than normal but also gives it a lot of privacy. You sacrifice a lot of natural light coming in.\u201d<\/p>\n
