Complete with a cigar lounge, sauna, golf simulator, theater, and temperature-controlled wine room, the four-bedroom residence spans 9,092 square feet and rests on 1.4 acres.<\/p>\n

\u201cIt is amenity-rich, with everything you would expect from a luxury listing,\u201d says listing agent Jacob Benedict<\/strong>, of Berkshire Hathaway HomeServices Midwest Realty. \u201cEvery bathroom and shower offers views of the river.\u201d<\/p>\n

That would be the Missouri River, separating South Dakota and Nebraska.<\/p>\n

\u201cWhat is unique to this house is the construction,\u201d Benedict says. \u201cIt took two years to build. It was strategically built above the flood plains and spans two lots in a country club community.\u201d<\/p>\n

\u201cIt has a contemporary, more modern design element to it,\u201d Benedict observes, adding that the decor nicely incorporates color. \u201cIt is by no means cold or gray.\u201d<\/p>\n

The property\u2019s location is also a major selling point. A variety of economic and political factors, as well as tax benefits, have driven \u201ca lot of migration\u201d to South Dakota in recent years, Benedict says.<\/p>\n

The buyer \u201cis going to be someone who is very much attracted to the home and the area,\u201d he predicts. \u201cPeople who come here looking to get out of an urban setting are also looking for recreational opportunities. This home is on the border of Iowa with the closest city, Sioux City<\/a>, just 10 minutes away.\u201d<\/p>\n

In addition to a desirable setting, home also has the versatility to be a primary or secondary residence, Benedict contends.<\/p>\n

\u201cThe next owner could be someone who works in Sioux City or travels a lot, and this is one of their landing pads, so to speak,\u201d he says.<\/p>\n
