The layout is a bit quirky, though.<\/p>\n

\u201cTo access the kitchen, you have to enter through the bedroom, but that could be remodeled,\u201d Edington assures. \u201cThe current owners added a Murphy bed for additional sleeping opportunities.\u201d<\/p>\n

As for other uses for the living quarters, Edgington suggests that the upstairs area could be used as office space instead of a residential unit.<\/p>\n

\u201cIt was previously used as an architect\u2019s office, so there are a lot of opportunities; and with the zoning, you could extend the building for extra square footage,\u201d she says. \u201cThe first-floor space could be retail or another type of candy store, and you could rent the upstairs out for additional income if you wanted to, as well.\u201d<\/p>\n

The property is conveniently situated just steps from all the action of Fernandina Beach.<\/p>\n

\u201cI think the next buyer will love being right downtown with all of the restaurants, holiday events, and just being in the heart of everything,\u201d Edington predicts.<\/p>\n
