You\u2019ve probably never seen a coastal California listing quite like this one.<\/p>\n

Relatively undeveloped, the 557-acre ranch is owned by singer\/songwriter\/actor Kris Kristofferson<\/strong>. The historic compound includes almost a mile of ocean frontage on one of California\u2019s most beautiful and unspoiled coastlines.<\/p>\n

He\u2019s recently put the entire spread, known as Kristofferson Ranch, on the market for $17.2 million. It\u2019s the first time in 40 years that the property has been available.<\/p>\n

The place originally was developed as a dairy farm in the 1800s, and Kristofferson bought the property around 1980. The legendary performer used it for more than four decades for \u201cfamily retreats and a place for inspiration and creativity,\u201d says listing agent Justin Nadeau<\/strong>, of Mendo Sotheby\u2019s International Realty.<\/p>\n

Set along Northern California\u2019s Mendocino<\/a> coast, about three hours north of San Francisco<\/a>, the ranch is far enough from the Hollywood scene to afford the owners plenty of privacy and tranquility, which is exactly what Kristofferson sought.<\/p>\n

His family, including eight children, \u201cstayed there many many times over the years,\u201d Nadeau says. \u201cThey camped and rebuilt the barn in the northeast corner of the ranch. This is where they enjoyed summers and time with family.\u201d<\/p>\n

If the buildings seem a little rustic, that\u2019s because some have been around for more than a century.<\/p>\n

\u201cThe original roadhouse and barns still stand to this day,\u201d Nadeau says. \u201cThe roadhouse was occupied for several decades by the ranch manager. It\u2019s only been unoccupied for the past few years.\u201d<\/p>\n

The property might seem remote, but \u201cKarate Kid\u201d fans will likely recognize it from the third installment of the movie franchise.<\/p>\n

\u201cJust below the roadhouse sits the cavernous, rocky outcropping and water hole known as Devils Basin,\u201d Nadeau points out. That breathtaking landmark was the setting for seminal scenes in \u201cKarate Kid Part III.\u201d<\/p>\n\n

No films have been shot there recently, and cattle haven\u2019t grazed in the verdant fields for some time. But there\u2019s a well-maintained road network throughout the ranch, that runs from water\u2019s edge to the meadows overlooking Manchester State Park.<\/p>\n

This means there is no shortage of options for this virtually undeveloped coastal paradise.<\/p>\n

\u201cThe land could be used for residential development, agricultural, timber production, and more,\u201d Nadeau says. \u201cBuilding a home there would be allowable, per approval and proper permits. The property can also be subdivided, per approval, allowing for multiple homes to be built.\u201d<\/p>\n

It\u2019s hard not to wonder how Kristofferson can bear to let go of land that has played such an important role in his life. But Nadeau explains that the time is right.<\/p>\n

\u201cThe family made the decision that they have enjoyed the property for many years, but now it\u2019s time to pass the opportunity along to another generation,\u201d he says.<\/p>\n

The sellers believe the likeliest buyers might be a conservation group or nonprofit, a family looking to build a legacy estate, or a developer who wants to create multiple ocean ranches.<\/p>\n

Little River Airport is just 20 minutes away, and the property is a quick drive to the town of Elk<\/a>, where shopping, art galleries, and world-class dining can be found.<\/p>\n

Kristofferson, 87, is celebrated for writing such hits as \u201cMe and Bobby McGee,\u201d \u201cFor the Good Times,\u201d\u00a0and \u201cHelp Me Make It Through the Night\u201d\u2014all recorded by other artists. He\u2019s also known for joining fellow country singers\u00a0Waylon Jennings<\/strong>, Willie Nelson<\/strong>, and Johnny Cash <\/strong>in the supergroup called The Highwaymen. Kristofferson is a four-time Grammy winner.<\/p>\n

He is also one of the few country artists who successfully crossed over to film. He won a Golden Globe for his 1976 performance in \u201cA Star is Born.\u201d Kristofferson\u2019s\u00a0other movie roles include \u201cPat Garrett and Billy the Kid,\u201d \u201cAlice Doesn\u2019t Live Here Anymore,\u201d and the \u201cBlade\u201d film trilogy, among others. He officially retired in 2020.<\/p>\n
