A half-acre private island in New Hampshire\u2019s Lake Winnipesaukee is diving onto the market for $4.2 million. Known as Little Beaver Island<\/a>,\u00a0the wooded retreat in Meredith, NH<\/a>, includes a main house, guest cottage, and boathouse.<\/p>\n

In total, the island comfortably sleeps nine, offers beach access, and is close to private walking trails.<\/p>\n

While it seems a world away, the island is just a four-minute boat ride from the mainland. The property comes with mainland docking, which makes it easy to boat over.<\/p>\n

Thought it might seem remote, the area has actually seen its fair share of celebrity visitors over the years\u2014Grace Kelly<\/strong>, Clark Gable<\/strong>, and a former U.S. president have all spent time around there, says listing agent Nicole Watkins<\/strong><\/a>.<\/p>\n

No new neighbors<\/h2>\n

The fully furnished residence was built in 1900. It\u2019s being sold as is and comes with the promise of no new neighbors. After exchanging owners a few times since its early-1900s inception, the island was purchased in 1953 by Alexander Standish<\/strong>, the then-owner of the neighboring Big Beaver Island.\u00a0He would go on to preserve the adjacent land, including 1,200 feet of water frontage.<\/p>\n

\u201cMr. Standish bought Little Beaver Island for his daughter,\u201d says Watkins. \u201cIn order that his daughter would not have neighbors, he made a generous, visionary gesture: He put roughly 11 acres of Big Beaver Island into Beaver Management Corp.\u201d<\/p>\n

With all that common land now managed by the local subdivision, current residents will forever have access to its many trails and beaches\u2014without fear of future construction changing the landscape.<\/p>\n

In addition to the property\u2019s natural beauty, which includes 360-degree water views and lush blueberry bushes, the cottages themselves embody a certain Old World appeal.<\/p>\n

\u201cThe uniqueness of the home<\/a> stems from its simple, rustic design that could not be duplicated in a modern house,\u201d Watkins says. \u201cThe wraparound porch not only helps keep the house cool, it also provides the perfect place to sit and enjoy the mountain views.\u201d<\/p>\n

The place recently underwent several modern upgrades, including refinished kitchen cabinets, new hardwood floors, and freshly painted walls. But\u00a0the home\u2019s historical allure remains intact.<\/p>\n

Watkins notes that when people move to the area, they\u2019re often compelled to recalibrate their priorities.<\/p>\n

\u201cOften when I sell a property here, one or more of the buyers starts to do a consulting version of their job, in order to spend more time here,\u201d she says.<\/p>\n
