\u201cThere is a composting toilet available on the property,\u201d says listing agent Grant Wieler<\/strong>, of Element Real Estate. \u201cThere is also a shower stall for privacy, if you wanted to install a heated solar shower. What makes this property so unique is that you can keep all of the necessities at the cabin to enjoy your stay, and just bring food and water.\u201d<\/p>\n

He notes that the island is filled with \u201ca significant amount of loons, blue herons, and beavers that you can see in their natural habitat.\u201d<\/p>\n

Located in Northern Vermont, about 40 minutes northwest of Stowe<\/a>, the 1.7-acre island is on Metcalf Pond.<\/p>\n

\u201cAbout 10 years ago, the state of Vermont passed the Shoreland Protection Act<\/a> that restricts development along the shoreline in Vermont,\u201d Weiler explains.\u00a0\u201cThis property has been grandfathered in. Furthermore, the town of Fletcher shut down the public boat launch for trailered, motorized boats. So you won\u2019t have to deal with loud motorboats in the pond. It\u2019s very quiet here.\u201d<\/p>\n

Built in 1990, the turnkey home has received some updates over the last several years and is outfitted with all of the basic necessities.<\/p>\n

\u201cIt\u2019s quite chic inside,\u201d Wieler notes. \u201cThe camping structure has a Murphy bed and a futon, and there is a lofted space as well. It could accommodate up to six people; and the island itself is almost 2 acres, so you could put up tents outside as well, if you were traveling with a group.\u201d<\/p>\n

Designed to accommodate a simpler lifestyle, the off-grid, recreational property is a true retreat.<\/p>\n

\u201cThe next buyer will be someone who is looking for a pure weekend escape and loves paddle sports,\u201d Weiler predicts. \u201cThis is the opportunity to own an island outright for your exclusive use. You don\u2019t have to load the boat up every time you want to go away for a night. There is also no restriction on any type of renting, as it is really a recreation-based property.\u201d<\/p>\n

Despite its remote location, the island is just 20 minutes from Smugglers\u2019 Notch Resort and within an hour of Burlington, VT<\/a>.<\/p>\n

\u201cThis property is really something unique, and there is a huge market for this type of experience in Vermont,\u201d Wieler says.\u00a0\u201cThe price reflects some of the logistical challenges, but it is a pretty special place once you get here.\u201d<\/p>\n
