Listen up, cinephiles. This\u00a0historic theater<\/a>\u00a0in McRae-Helena, GA<\/a>, won\u2019t break the bank\u2014at least not with the purchase price. It\u2019s on the market for a mere $50,000.<\/p>\n

And with the right buyer, it could end up being a blockbuster project.<\/p>\n

Known as \u201cThe Gene,\u201d after Eugene Talmadge\u2014four-time Georgia governor and nearby resident\u2014the theater has already been gutted by the owner, according to listing agent Susan Mann Evans<\/strong>, of Susan Evans Realty<\/a>.<\/p>\n

The seller\u2019s plans were to screen classic films and host pageants, craft shows, and musical productions, as was done there in the 1970s.<\/p>\n

But the buyer will have to pick up where the seller left off.<\/p>\n

\u201cThe owner has begun [the] cleaning and repair of the structure and has since relocated [back to New York],\u201d Evans says. \u201cThe theater does not have any seating.\u201d<\/p>\n

The roof and stage also need attention,\u00a0full electrical work will be necessary, and the restrooms could use an update, too.<\/p>\n

Although closed since 2005, the theater was originally designed by architect Bernard Webb Jr. <\/strong>and opened in the 1950s. The place was shuttered in 1979. A former owner bought the building in the 1990s and operated a game room and batting-cage facility there. After that, the space was used as an event venue.<\/p>\n

\u201cIt would be grand if I had somebody who would turn it back,\u201d says Evans, who has heard from interested buyers outside the area. \u201cThat was [the seller\u2019s] intention.\u201d<\/p>\n

McRae-Helena is about 165 miles from Atlanta and roughly 120 miles from Savannah, GA.<\/p>\n
