A historic stone castle sits on a riverbank in Kansas, awaiting a new owner to breathe new life into it.<\/p>\n

The 1.76-acre property complete with the castle and carriage house is listed for $3.5 million.<\/p>\n

\u201cThere have only been four owners, so it\u2019s time for a fifth owner to come along and take it on,\u201d says listing agent Debbie Rich<\/strong>, with Coldwell Banker Distinctive Properties.<\/p>\n

\u201cYou drive up, and it\u2019s just this grand limestone castle with turrets and gargoyles and all of these wonderful features on the outside,\u201d says Rich. \u201cIt\u2019s just magical.\u201d<\/p>\n

The Campbell Castle<\/a> dates to 1886 when cattle rancher Col. Burton Harvey Campbell<\/strong> built the structure along the banks of the Little Arkansas River in Wichita, KS<\/a>. It is reportedly a reproduction of a Richardsonian Romanesque Scottish castle, the listing notes.<\/p>\n

\u201cThe turret is five levels, and on the main level is where Col. Campbell\u2019s guests would come and present their calling cards,\u201d Rich explains.<\/p>\n

\u201cThe second floor is a beautiful bedroom that is round. The other floors are just access to the rooftop where you can see the whole skyline of Wichita with a 360[-degree] unobstructed view,\u201d she adds.<\/p>\n

Until a few years ago, the property with about 15,000 square feet of living space was a bed-and-breakfast known as the Castle Inn.<\/p>\n

\u201cIt\u2019s in good condition. About 20 years ago, [the owners] did a $2 million renovation. So structurally, it\u2019s in great shape,\u201d Rich says. It was listed a few years ago, but the timing was not right to sell.<\/p>\n

With the main castle\u2019s 13 bedrooms, multiple dining options, and a nearby carriage house, Rich says the property is perfect for another hotel-like establishment or a vacation rental, but it probably needs some updating.<\/p>\n

\u201cWe\u2019ve had open houses, and during one weekend, we had over 1,800 people go through it just that weekend,\u201d says Rich. \u201cWe heard stories of \u2018I had my wedding anniversary here,\u2019 \u2018I got married here.\u2019\u201d<\/p>\n

Spectacular spaces<\/h2>\n

The stone for the castle exterior was quarried in Kansas, but most of the interior elements were imported, including the fireplaces.<\/p>\n

\u201cEvery room on the main level except for the kitchen and the turret have a fireplace, and those are all made out of a different precious wood,\u201d Rich explains. \u201cWhatever precious wood the fireplace is, the whole room is decked out in that particular wood.\u201d<\/p>\n

The kitchen is equipped with a 12-burner commercial stove with two convection ovens and other pro-grade appliances.<\/p>\n

The castle-like elements can even be found underground.<\/p>\n

\u201cThere\u2019s part of the turret in the basement, a round room which would be a really cool bar or something down there,\u201d Rich says. There\u2019s also a two-bedroom apartment on the lowest level.<\/p>\n

An office occupies the carriage house. Plus, the expansive space includes a 1,300-square-foot primary suite and three more bedrooms.<\/p>\n

The property is listed on the National Register of Historic Places, so any changes to the exterior would need approvals.<\/p>\n

The limestone castle is near a city park in an area of mostly Victorian homes, which really makes the place stand out.<\/p>\n

\u201cYou drive up and you come upon a castle with a turret and you\u2019re in awe,\u201d Rich says. The location is ideal, with an emerging downtown, baseball stadium, and riverfront nearby.<\/p>\n

The castle \u201cis primed for a hotel or a great event center,\u201d she adds. \u201cIt could be a great museum or a great office space.\u201d<\/p>\n
